Peak Properties can tailor a service to suit your needs (Full management or Introduction to Tenants only) but a Full Management service involves our taking full responsibility of your property whilst adhering to an initial comprehensive instruction by you. Details of the service are as follows:
- Rent Valuation
- Finding and interviewing of suitable tenants
- Taking up references
- Serving Statutory Notices (in accordance with 1988 Housing Act)
- Preparation of Assured Shorthold Tenancy Agreement (1998/96 Housing Act)
- Collection and Holding of Deposit Payable by Tenant against dilapidations
- Taking of full Inventory and Schedule of Condition
- Collection of rent – paid to Landlord after Clearance together with Monthly Statement
- Management/maintenance visits (Every 10 weeks) and Reports to Landlord
- Transfer of all utilities – Notification to Local Authority of liability to Council Tax
- Supervision of any repairs or maintenance necessary during tenancy (no extra commission taken on tradesmens' bills)
- Holding of income Tax where applicable (Overseas Landlords only)
- Arrangement of Contents, Buildings and Legal Protection Insurance if required
- Rent review negotiations
- A free ‘first six month rent guarantee’ is given to all landlords by Peak Properties (subject to terms and conditions)
